For owners of existing buildings, sustainability is more than a responsibility—it’s a powerful strategy for improving operational performance, occupant satisfaction, and asset value. AHA, a leader in sustainable building performance optimization, helps building owners achieve these goals through the LEED for Existing Buildings: Operations & Maintenance (EBOM) rating system, which measures how well a building performs across energy, water, waste, transportation, and the human experience.

Neponset Landing, a 344,609 SF, 12-story, 280-unit multifamily building in Quincy, Massachusetts, first achieved LEED EBOM Gold certification in 2018 with AHA’s guidance. In 2025, ownership group Synergy re-engaged AHA to lead the recertification process, aiming to elevate the building’s sustainability performance.

AHA collaborated closely with Synergy and the operations team to align sustainability goals with daily practices while strategizing the most effective path to recertification. The team completed a performance gap analysis to evaluate the building’s standing and determine the most viable pathway and target certification level—ultimately setting sights on LEED Platinum.

Central to this effort was the Arc performance platform, the official data platform for LEED EBOM certification and recertification. Arc connects directly to building systems and Energy Star Portfolio Manager, providing real-time visibility into energy, water, waste, transportation, and occupant experience. This live feedback enabled the team to track progress, engage residents, and continuously refine performance, transforming static documentation into actionable insights, helping owners understand performance and charting the path to higher LEED certification.

As an early adopter of Arc, AHA leveraged its experience to establish automated utility reporting and served as a liaison between operations and utility providers.  The firm also conducted indoor air quality testing and administered occupant satisfaction surveys— benchmarking both operational efficiency and resident experience.

The recertification process emphasized transportation decarbonization and tenant satisfaction. By leveraging its adjacency to the North Quincy T Station, the project significantly reduced transportation-related carbon emissions—a key contributor to its high LEED performance score. Investments in air quality monitoring and resident amenities further improved the indoor environment and occupant well-being.

Through AHA’s leadership, the results were transformative: Neponset Landing achieved LEED Platinum Recertification with a 92/100 tenant satisfaction score, demonstrating how data-driven operations can elevate sustainability performance, enhance resident experience, and deliver lasting environmental, operational, and financial value.
